5 Signs Your Parking Lot Needs Sealcoating

Asphalt doesn't fail overnight. It degrades gradually โ oxidizing from UV exposure, cracking from freeze-thaw cycles, weakening from water intrusion. By the time you see obvious damage, the surface has usually been compromised for months or years.
